As per this agreement signed at 24, Earl Court, North Hampshire, Boston - 3425545 on the First day of
August, 2010, the owner of this property (hereafter referred to as Landlord) John Riley and the person leasing the property (hereafter referred to as Tenant) Amanda Lauren agree to the following conditions.

The Landlord as per this document leases this property to the Tenant for as long as specified in this agreement. The details of the property are:

Located at 251, Espen Lane, Oak Street, North Hampshire, Boston - 342576 with the following appliances on the property:
  • Refrigerator
  • Microwave
  • Ovens
  • Heating appliances
  • Geysers
  • Wardrobes
  • Light fixtures

Term of Agreement

The term of this agreement is for two years starting as of First day of
August, 2010 and ending on First day of
August, 2012. At the end of the term of the agreement, the lease will be renewed for a month unless specified otherwise by one of the parties involved in the agreement. In case one of the parties involved needs to dissolve the agreement herein, the concerned party needs to give a notice fifteen days prior to the termination of the lease. The notice of termination needs to be in writing.

As per the agreement signed between the Landlord and the Tenant, the Tenant agrees to pay a rent amount of USD 1000 every month, due by the First day of every month and sent out as a check in the name of John Riley.

The Tenant has agreed as per this agreement to pay the Landlord a deposit of USD 10000 for which the Landlord will provide the Tenant with a receipt of acknowledgment. This deposit will be given back to the Tenant at the time of termination of the agreement and the check for the same made out to Amanda Lauren will be sent to the forwarding address that will be provided to the Landlord. If the Landlord reduces the amount of deposit returned due to damages incurred, then he will send out a list of damages and the cost of repair.

Inventory Checklist
Attached with this agreement is an inventory checklist that the Tenant will take note of and return to the Landlord with mention of any change in the condition of the said items. The Landlord may not reduce the deposit amount for damages incurred before the Tenant took possession of the property.

Other Conditions
  • The Tenant shall not sublease the property without getting permission from the Landlord.
  • If the Landlord needs to enter the premises when the Tenant is in residence, he has to give a notice of 24 hours at the minimum.
  • The Tenant agrees to not use the property for any commercial or business dealings and agrees to maintain the property well.
  • The Tenant agrees to use the property without disturbing the neighbors or creating nuisance or disturbing the peace of the neighborhood.
  • Any changes to this agreement will be made only when the changes are agreed to by both the parties involved and signed by both the parties.
