What is a lease agreement? It is a legal document that binds the contract between a person who owns the property and the person who leases the property. This agreement details out the obligations under which the landlord and the tenant sign the agreement. While these agreements can be oral or written, it is always prudent to have a written agreement to avoid any misunderstandings or arguments in the future.

Laws on rent agreements differ according to state laws but some key aspects are deposits, rents, rights, and notice periods. These are features that are a must as will be evident if you look at any sample available online. Check your state laws to ensure that there are no legal tangles in your agreement. These serve well in case of any argument between the landlord and the tenant, especially if there is any evidence of subleasing.

This is a sample of an agreement for a housing property. In case you have been looking for a sample of a commercial agreement or that of a business rent agreement, the agreement will more or less be similar except that it will be devoid of the clause that states that commercial activities on the premise are not allowed. Most commercial properties have a higher rental value and a rent agreement for the same will be drafted accordingly. Samples can also be drafted in a similar fashion. While a template will ensure that you just need to fill in the details and take a print of the same, it may be a good idea to refer to a sample as that will allow you to draft an agreement with your own conditions in place. There are many websites that will allow you to download free agreements to help you understand the same. It is important to get an agreement drafted by a lawyer as it is a legal document that is valid in the court of law and therefore, needs to be watertight. A sample will allow you to understand the document before you head out to a lawyer to get one drafted.
